The Osiers Road development required fire safety engineering across three buildings in Wandsworth London's Riverside Quarter. This residential project needed fire safety systems protecting 168 apartments and 40,000 sq ft of commercial space across 10 to 14 storey buildings.
NOVENCO® Building & Industry delivered fire safety engineering through certified ClearChoice™ dual smoke control and environmental ventilation systems. The lobby systems provide staircase pressurisation for three stairwells during fire events, while dedicated exhaust systems protect basement levels.
Design specifications underwent CFD modelling verification ensuring compliance with Fire Strategy requirements and Building Regulations. The smoke ventilation systems feature NOVENCO ZerAx® smoke fans tested for full EN12101-3 compliance.
The systems deploy multiple ZerAx smoke extract fans type AZN and ZerAx jet fans type AZT across all three towers. These buildings house both residential and commercial spaces, so the design adhered to multiple complementary standards including Smoke Control Association guidance, BS9991 and BS7346 parts 7 & 8.

The technical specification integrated five components to deliver complete fire safety protection. Natural ventilators meeting Part 2 standards provide smoke clearance at the top levels. Extract fans complying with Part 3 requirements incorporate Danfoss FC102 frequency drives for control during emergency operations.
Fast-response pressure controls ensure optimal airflow when smoke ventilation systems activate during emergencies. The lobby systems serve dual purposes, extracting excess heat through smoke shafts whilst maintaining safe evacuation routes. This integration of passive and active fire protection creates building safety without compromising architectural design.
The basement system delivers daily ventilation for car park areas using CO monitoring system integration with highly efficient ZerAx fans. This approach maintains air quality during normal operations whilst providing emergency smoke extraction when required, so the same equipment serves both safety and environmental functions.
